Alpine Hills Subdivision Map
[Menlo Park CA]: Alpine Realty Company, [1954]. First Edition. 16" x 21" map (17" x 22" framed). A few spots of foxing, pencil notations, else a Very Good to Near Fine subdivision map for the 232-acre Alpine Hills residential development three miles west of the Stanford Golf Course at the entrance to Portola Valley. A rare map; no copies located in online institutions nor at auction in the past 30 years. Item #22564
Principals in developer Canada Verde Rancho Corporation included John C.S. Fleming and H.V. Spade of Menlo Park and Fred E. Rhodes of Saratoga. Engineer for the development was George S. Nolte of Palo Alto. The map includes topographical lines along with the dimensions and acreage of each of the 170 minimum one-acre homesites. The first two homes in the subdivision were completed in May 1955. Pencil notations on the map indicate the number of lots in each of the nine blocks and the names of several early purchasers (including 'Groenke,' Hunner,' 'Elliott,' 'Kohl' and 'Cavins'), suggesting it was likely used by the developers.
